A record of good credit must be shown for each applicant. Credit history will be verified through a credit bureau. A poor credit history or an eviction may disqualify the applicant.
Applicant’s employment and/or other income sources will be verified. Job stability and/or length of employment will also be taken into consideration. The applicant’s gross monthly income must be 3 times the monthly rent.
Application Requirements:
Your application must be complete to avoid processing delays.
If the applicant is approved, a holding deposit in the form of certified funds, either a money order or a cashier’s check, must be submitted to secure your new residence and the rental agreement must be signed. We cannot accept such a deposit until the application is approved. Also, if the rental application is approved and a deposit is made to hold the rental unit until the date agreed upon for commencement of the rental agreement and applicant elects not to rent the herein unit, then in consideration of the owner’s holding the rental unit off the rental market, applicant will be charged a daily fee equal to 50% of the rental rate quoted. Applicant acknowledges the notice that acceptance of this application is subject to the existing tenant vacating the rental unit prior to the date the rental is to become effective. In the event a rental unit is not available, applicant’s deposit will be refunded.
Accelerated Rent Clause
This clause recites that the basic rent quoted is on the provision that the tenant remains in the property as tenant for a minimum of eight (8) months. The rental agreement is a MONTH to MONTH RENTAL wherein either the landlord or the tenant has the right to give the other party written notice of the intention to terminate the rental agreement effective thirty (30) days after the notice is given, however, in the event the tenant gives notice to terminate the rental agreement and vacates prior to having occupied the property for a minimum of eight (8) months, the tenant shall pay an accelerated rental rate for the entire time the property is rented. The rental rate varies depending in the length of time the tenant occupies the property.
